Senior officers at Nucor earn their income the same as the ground floor workers—they get a lowered base salary and are given bonuses of up to 200 percent based on the company’s success. It seems that money is a good form of motivation. Having a portion of the worker’s salary dependent upon the amount of production appears to work well for Nucor and would probably motivate workers in other lines of work as well. On the other hand, extra monetary compensation can be pretty costly and people are likely to take it for granted over time.

David Rowley says that many managers are surprised when presented with research indicating that cash is not an employee’s number one motivator. Cash does, however, motivate people to take a job and continue to work at that job. As soon as a particular pay level has been attained though, motivation tends to diminish. The author believes that this problem of being unmotivated by cash is becoming worse because of the increasing level of wealth in our society. Since these needs are met immediately after being hired, it is easy to lose motivation when all we are working for is more money. The fourth need on Maslow’s Hierarchy is of self-esteem. Every day, do at least three things that can help you achieve your goals. For instance, if you want to achieve and maintain a certain body weight, you can set three goals. First, eating three small meals and snacks in between; second, exercising regularly by walking or running; and third, reducing high caloric foods such as ice-cream and chocolates.

Think of your goals before going to bed and on waking up. Even in your sleep, you can dream about the wishes of your heart. Apart from motivating you, goals can help you focus and avoid distractions.

Some authors distinguish between two forms of intrinsic motivation: one based on enjoyment, the other on obligation. There is currently no universal theory to explain the origin or elements of intrinsic motivation, and most explanations combine elements of Fritz Heider's attribution theory, Bandura's work on self-efficacy and other studies relating to locus of control and goal orientation. Step 1: Have a vision, mission and plan with clear goals - Your vision is your endpoint. It's your key reason for taking this journey. Knowing where your target is will help you be inspired and stay on the journey. Your mission statement is short-term, clear and focused. It's your "mission!" It's big enough to inspire and challenge you but small enough to be achievable in the short term. Your vision and mission form the grand design of your plan.

Your plan will show you the way and give you a timeline. It gives you direction. Your plan contains and prioritizes your goals so you don't get overwhelmed. Your plan and goals give you step-by-step, day-by-day focus with clear timeframes and deadlines.

Step 2: Small regular successes - small manageable daily goals, at least at the beginning, will ensure success and confidence. The higher your confidence, the higher your excitement and motivation for more success. Just like small trickling streams quickly turn into a gushing river, many small, quick successes quickly total up to a large success.

Step 3: Find motivation sources - each of us gets revved up and inspired by different things. For some of us, it's an action movie or a certain song; for others, it's going for a walk or to the gym. Find what gets you going, and make it a part of your daily routine.

Step 4: Keep learning - Educate yourself as much as you can about everything to do with you wealth goals. Knowledge gives you two essential things: confidence and a higher success rate. Both these feed your energy.

Step 5: Mix with like-minded people - People tend to be drawn to like-minded people with similar interests and passions. Your road to wealth will be a lot easier if you mix with like-minded, wealthy people who will guide, encourage and inspire you.

Step 6: Reward your success - Success is not all about work. The bigger the goal you meet, the better you should feel about it. One way to ensure you associate success with pleasure is to treat yourself when you achieve a goal. Enjoy a night off from work, take your family out for a nice meal or spend a weekend away-whatever works for you. Don't ever play down your successes. You don't need to brag about them to others, but do tell yourself how good you are.

There are plenty more ways to become and stay motivated. Take the time to understand what things work for you and apply them. Constantly look for new and interesting ways to motivate yourself as old methods can become boring over time.

No one cares about your life more than you. No one has as much to gain or lose from your life choices. Only you can really motivate yourself. No one can give you that never-say-die tenacity to succeed, which can only happen if you take full responsibility for your life. Take responsibility for your past, where you are now and what you'll be. Don't blame other people or circumstances. The buck starts and stops with you!

If we feel good about ourselves and we believe others feel good about us, we perform better than we would when we see the opposite side of the coin.

People perform in a manner that is consistent with how they see themselves conceptually. So, the key is to help people build their self-esteem. This is an important employee retention and employee motivation discipline.

You cannot motivate another person to do anything. We all know we could only accomplish so much on our own and that everyone is a product of their environment. You have the opportunity to create the environment.

You can only provide the means and the atmosphere in which others motivate themselves. You are the leader and you must set the example by demonstrating appropriate behaviors. Take the time to define the appropriate behaviors you want to see in your employees, then start demonstrating them. This is an important employee retention and employee motivation discipline.

By bringing all employees together in a room for a meeting you create a team environment. By including them and sharing information with them, you are giving your employees an opportunity to share your perspective.

So until all these motivation tools actually become a part of who you are you can never see lasting results from them. 1. Success and Fear

It seems to me that one of the largest issues that will hold people back in their pursuit of happiness is fear. To be more specific it is the fear of failure, let's face it no one wants to feel like a failure. So then why is it that some of us are willing to move toward that which may bring failure and some of us avoid it like the plague? It comes down to our evaluation of success and failure. Try looking at failure as a learning experience a way for you to gain more information and more power, and then be willing to take that new knowledge and power and use it in your next attempt. Imagine it like chipping away all the other possible realties other than success.

2. Forget the list

How familiar does this sound; it is New Years Eve and everyone is running around being jolly, stuffed with a little too much turkey and eggnog. You sit down at the end of the night and decided GAD NAB IT!! This is going to be the year that things change. So what do you do? You set a goal! Then because you read in some trashy magazine that you should make a list of all the benefits you're goal will bring, you do you make a list that is two miles long. The trouble tends to be that the list is made up of logical items. Human beings as much as we may not like to admit are not logical, we are emotional. The solution? When you are examining the benefits of you're goal make totally sure that they draw from you a deep emotional feeling. This will guarantee some extra fire in your engine!

When you are collecting your thoughts and stacking the deeply emotional benefits of your goal do not to forget to ad in the deeply emotional negative consequence that you will face if you do not go along with or stick to your goal. You would not believe the amount of motivation you can have by creating a crisp clear image of what it would feel like to fall short of you're goals. To miss out on all the glory that comes with attaining them. So get out there and think negative! (But do it with passion!)

4. The View from Above

Another habit we often carry with us that can keep us from our motivation is our vision. I am not talking about literal vision, rather our ability to see the future. It becomes extremely difficult if not impossible to become motivated if we do not have a crisp clear picture of what our life will be like once this goal is ours. We tend to be very moment oriented; don't you find this to be true? We generally are more interested in what will make us happy in this moment and not what will make us happy a week, a month, a year from now and sadly far too often we pay the price because of it. So use you're gift of imagination to paint a vivid picture of the future, and all the splendor that comes along with it, do not be content with the present and you're improvement will be never ending!

5. Act for the Sake of Action

There will be a time when you use all these tools and ideas, and even start to make them become a part of who you are and still will see your motivation shrinking. Now this is when you're personal power matters more than ever. It is at this moment when you are really making an effort to improve and you are on the edge of break through that your old lazy self will fight with all it's got to ensure things do not change. So what do you do? You would do what any person that has a cause would do; you fight back with all of your soul, all of your heart, and all of your might. When you feel like you just can not take another step or get out of that bed when the alarm goes off that is the exact moment whether you want to or not that you must act. You must trump you're your negative thoughts with positive action. Just do it, do not think just make your body do what you know it needs to. Do this and soon you will completely own your new habit and motivation will seep from your pores.

Did you ever try to do away with a harmful behavior, only to fail? There is an extensive list of ordinary problem behaviors that people often try to alter or eliminate using self-hypnosis or NLP. The most common are: Overeating and weight loss; stop smoking; quit chewing tobacco; stop nail biting; increasing self-confidence; overcoming insomnia and sleeping better; improving memory; and managing stress.

WHAT THE MIND CAUSES, THE MIND CAN CURE:
The motivation for our behaviors starts in our thoughts. If you stop and think about it, all of these unconstructive behaviors are the result of negative thinking. In other words, you think and motivate yourself into all of these behaviors. Or at least you think yourself into feeling anxious, and that can be the origin of these behaviors. And in view of the fact that you think and motivate yourself into these behaviors, you can think and motivate yourself out of them as well. BELIEF IS REQUIRED FOR MOTIVATION:
Before anyone can eliminate a negative behavior, that person must be motivated to do so. Merely wanting a behavior to change is not adequate.

Our motivation comes from the things that we believe. If we believe that something very important to us will get better or "become enhanced" if we alter our behavior, then we will feel a high level of motivation. Conversely, if we believe that something very important to us will be placed in jeopardy if we don't alter our behavior, we will also experience motivation to alter our behavior.

Some simple examples of these motivational beliefs would be:

If I take some weight off, then I'll be able to find a companion.

If I kick my smoking habit, then I won't have to worry about cancer.

If I stop biting my nails, then my hands will look a lot more attractive.

TECHNOLOGIES THAT CAN CREATE THE BELIEFS THAT LEAD TO MOTIVATION:

DECISION:
The dictionary definition of the word "Decision" is making up one's mind / a verdict or judgment. When you believe a concept that gives you a powerful feeling of motivation to make a change, you will feel compelled to make a decision to eliminate a negative behavior. Decision is the key that unlocks the door to compelling action.

ACTION:
The dictionary defines the word "Action" as an act or deed / to do or perform. Taking action means that rather than just daydreaming about making personal changes, you will actually take steps to bring about your desired changes.

SELF-TALK:
One of the many reasons that most individuals are unsuccessful at eliminating a negative behavior is because of what they say to themselves. Self-talk is important because repeatedly it is an important part of what caused the negative behavior to begin with.

I'd like you to think about this for a moment: Let us say that you want to kick a cigarette addiction. The first thing that you are likely to say or think to yourself is: "I'm not going to smoke cigarettes anymore."

It is universal for people to tell themselves what they aren't going to do. Unfortunately, when we tell ourselves what we aren't going to do, we are actually programming ourselves to do it!

SELF-TALK EXERCISE:
Say the following to yourself: I can't see blue. I can't see polka dots . . . . . . .

I'll bet your mind showed you the color blue, and then it showed you polka dots. That's because when we tell ourselves what we aren't going to do, in order to make sense of it our mind must make an image of us doing whatever it is that we would like to stop doing. And when we imagine ourselves in a behavior, our mind compels us to produce that behavior.

SUMMARY:
In order to get rid of a negative behavior, we must first want or DESIRE to eliminate it. BELIEF is the element that leads us to MOTIVATION. MOTIVATION is the drive that leads us to DECISION. DECISION is the impetus to ACTION. Neuro-Linguistic Programming is a technology that we can use to facilitate beliefs, motivation, decisions, and actions.

When we tell ourselves what we aren't going to do, we make a mental picture of ourselves using the behavior that we want to alter. And that mental image gives us an urge to participate in the negative behavior. So if we want to abolish a negative behavior, rather than tell ourselves what we won't do, we must always tell ourselves what we will do.

To stop smoking say: "I can live without them."

To eliminate cravings for high calorie foods or to stop chewing smokeless tobacco say: "I can live without it."

To reduce stress say: "I'm relaxed and calm, both mentally and physically."

To overcome insomnia say: "I fall asleep promptly, and sleep soundly throughout the entire night."

I've been a motivated seller before. I was so down on my luck at one point in my life that I didn't have enough money to pay my bills. The reality is that motivated sellers exist.

They always have and they always will. In fact, in any marketplace, at any time, there are always a set percentage of sellers who are highly motivated to sell their properties. Why? Because of the following fact:
Most motivated sellers are created by personal reasons, not economic reasons.

Market crashes in an entire area are rare. In most cases, motivated sellers are created by some personal situation unique to that individual.

While this personal situation is unique to the seller, you need to understand that there are patterns that play out over and over. You will be able to
concentrate your marketing efforts on these known pools of highly motivated sellers.

When a seller is moving and can't sell his house, he is faced with potential double payments or with the prospects of managing his property as a long distance rental.

When a homeowner gets into a situation where they have to transfer because of his work or move because of other reasons, the scene is set for a possible motivated seller.

The owner will usually have a specific date on which he will be moving or leaving. The closer you are to that date, the more motivated the seller will be.

Finding motivated sellers is fun when you go after it with the right attitude. Ideally, you want to feel like sellers are chasing after you, not you chasing them.

You now know why motivated sellers sell. You also know what signs to be looking for when you are talking with a seller.

There are two criteria you must examine in your search for a motivated seller: The seller's motivation andt the seller's situation

Think about the M in motivated seller representing the seller's reasons for selling her motivation. And the S stands for the seller's situation. You need to find a seller with both.

First you must dig to understand the seller's motivation for selling the property. Does the sellers motivation fit into one of the seven categories you just learned? When is their deadline for selling?

What else have they tried and what alternatives do they have left? How open have they been about sharing their situation with you? All of these questions will help you determine if the seller has a compelling reason to sell.

Next you need to understand the seller's situation. As an investor, you need to find a seller who is either flexible on the price of the property or on the terms of the sale.

If the seller needs full price and all cash at closing, it is almost impossible for you, as an investor, to make a profit on the home. Before a property becomes attractive for an all cash price to a savvy investor, the price needs to drop by 30-40 percent.

While many investors aggressively negotiate with sellers on the price in the hopes of beating them down by these percentages, the purchase option is designed to allow you to offer a higher price to the seller in exchange for flexible terms.

As a creative investor who wants to help people and make money, you are looking for a seller who has flexibility on the terms of the sale.

You want someone who does not need all of their cash out of the property up front. Does the seller need her equity out of her home to go buy her next home?

Or does she already own a second home? What would the seller do if she could not sell? If she would rent it out for a few years and then go to sell, she can potentially be flexible on the terms of sale.
